12 SECRETS TO A SOLD SIGN... THE RIGHT PRICE. The right price sells the house faster than any other factor. When the listing price is more than 5% over market value, the price alone discourages buyers. MAKE IT SHINE. A home that sparkles gets top dollar. Next to the right price, move-in condition sells your home. CURB APPEAL. Your home gets only one chance to make a good first impression. Make it say "Take Me", by sprucing up the yard, shutters, windows, front door, and mail box. Wash the exterior or paint the trim. BRIGHT DECOR. The best dollar-for-dollar investment for selling your home is fresh paint in a neutral color. Next is fresh carpet. Shampoo the carpet, polish the floors, install brighter light bulbs, open curtains, oil the hinges, clean the windows and above all, get rid of any pet odors. UNCLUTTER. Clear off kitchen counters and unclutter the cabinets. Clean the oven. In the master bedroom, get rid of out-of-season clothing to make the closets look larger. Throw away all that junk in the garage; it's to store cars, remember? FLEXIBLE FINANCING. The more buyers you appeal to, the greater your chance of selling. Consider FHA and VA, owner finance or take back a side note if you can. Consider paying closing costs or discount points. Don't handicap us, your Realtors, up-front by refusing to be flexible. TEAMWORK. Selling a house is a team effort between you, the home seller, and us as the listing agents. Be ready to tell us the features that made you love your house and neighborhood, supply utility costs, and we'll exchange feedback of how to keep your house at its maximum marketability. GOOD SEASONING. Make the most of the season with accents of color and smell. A potted geranium, a wreath on the door, potpourri in bathrooms, cookies or bread baking (or a cinnamon stick and cloves boiling on the stove), ;the fireplace crackling or just fresh and clean everywhere (run a lemon through the disposal). |
